What is Considered an Emergency?
No heat (and outdoor temperature is below 50 degrees)
Water Leak causing damage
Fire
No Electricity
No Air Conditioning (only if room temperature is above 85 degrees)
Gas Leak (or smell gas)
Entry door will not open or shut
Clogged toilets (must be all toilets, if you have more than 1)
Clogged kitchen sink (You will be charged if repair is tenant induced)
No Hot Water
Any situation that could result in tenant bodily injury
Welcome to the Thrive Property Group family and thank you for choosing us and our properties. We know there is a lot to do when it comes to moving, so here are a few key steps to take to ensure it goes smoothly.
Step 1: Ensure Account Balances are Paid
Pay Online through your Resident Portal. You can make a single payment or set up recurring payments.
Step 2: Set Up Utilities
Any utilities that are marked to be in the resident’s name, will need to be switched over your name accordingly. Other utilities will be on our bill back system and do not need to be switched into your name. This needs to be completed to move in. If you have questions, please reach out to us.
Step 3: Pets (If applicable)
If you have approved pets, you will need to bring in your pet’s vaccination records for each pet, along with paying any fees associated.
Step 4: Renters Insurance
Every tenant is automatically enrolled in our liability to landlord insurance. Please note, this policy does not cover your belongings.
Move In Day
Starts based on the date of your lease. Congrats on your new “home”. Hope you have an easy and smooth move-in process
We are sorry to see you leave, but wish you all the best. Please follow the following move-out process to avoid charges.
Log into your resident portal and confirm your move-out date
Your resident portal will show your lease start and end date along with remaining balances. If you choose to move out early, you are still responsible for all charges until your lease end date.
Turn in all door and mailbox keys, along with any parking permits
You will be instructed how to accomplish this per your lease and our office. Do not leave your keys in the unit.
Provide Forwarding Address
Aiding in any additional documentation and communication needed.
Utilities Discontinued
Remove utilities from your name based on the lease expiration date. Do not remove utilities until that date.
Per your lease, your unit needs to be empty, along with any storage areas. Units are expected to be in the same or better condition that when you moved in.
